Good to know

Note: We just want to let you know that we are building another small home on the front of the property. It's getting close to being done and occasional contractors will come work here and there. Noise should be minimal, if you hear anything at all. This home is beautifully decorated, with a fantastic split layout for the two bedrooms and baths. Bedroom 1: King Bed, bath with two sinks. Tub/Shower, Walk-in-Closet, Roku TV. Bedroom 2: Queen bed, XL Twin trundle. Next to bathroom with tub/shower combo; walk-in closet, Roku TV. Internet: 25 Mbps download speed/5 Mbps upload. My husband works from home on video while I stream and it works great. Kitchen: Fully stocked, gorgeous granite counter tops, Stainless Steel Appliances, Large walk-in pantry, Berkey water filter, many small appliances (toaster, instant pot, crock pot, electric frying pan PLUS...) Living Room: Seats 7, one reclining couch, Roku TV, one couch turns into twin bed. Laundry Room: Washer and dryer, detergent provided. Gas BBQ grill: Just off of back patio, gas tanks provided. Watch the sunset from the large front porch with two rocking/gliding chairs and a hammock, and the sunrise from the large back porch with a comfortable patio set and hot tub for five people to enjoy--a place where you can also BBQ using the grill. Our property is part of the "Designated Night Sky Viewing" area, so if you enjoy seeing the stars, you will enjoy evenings and nights at our property. Some attractions/Activities: Water Access, Fishing, Canoeing and Kayaking: Buffalo River Access: Ponca, 9.6 miles; Jasper, 24.4 miles Hiking: Big Bluff & and the Goat Trail, 13 miles Hiking: Hemmed-in-Hollow Falls, 5.8 miles Hiking: Paige Falls: 6.1 miles Hiking: Hideout Hollow Trail, 6.8 miles Biking: Arkansas Monument Trails: Google it (can't add the link here unfortunately). Stargazing ("Designated Night Sky Area"): Our front and back porches , AND from the hot tub:) As far as supplies, we give you plenty of toilet paper, dish soap, paper towels, garbage bags, dishwasher pods, hand soap, shampoo, conditioner and body wash. We even provide toothbrushes, toothpaste, hand lotion, individual deoderant wipes and more in each bathroom in case you forgot yours. Bring your food with you unless you want to go back to Harrison (30 min drive) to pick some up. Besides the privacy and peaceful setting provided at our home, we have a small basketball court with two basketballs available, tetherball (do you know what that is?...play at your own risk!), a corn hole game (found on the back porch) so that you can get out and enjoy the outdoors together with your friends and family. We also offer an indoor game called Pepper Pong that is played on the dining room table (like Ping Pong). Our home is a 30-minute drive from Harrison where you can find several fast-food and sit-down restaurants, a Home Depot, a Walmart, and a Hobby Lobby among other things. We highly recommend Jamie's Local Flavor (high quality steaks/sandwiches, etc for decent prices) and Nopalitos if you like Mexican cuisine. Neighbor's Mill Bakery is also perfect for breakfast or lunch. Be sure to bring your initial groceries (at least) so that you don't have to run into Harrison early the next day! How is the condition of the dirt road? It depends on how much it has rained. Within 24 hours after the rain stops, it is starting to dry up and back to good condition. You would probably want an SUV when the road is at its worst (wet/muddy). The road is graded after each big rain, especially from Hwy 43 to the property. If it is or has been wet, we suggest that to come in from Hwy 412, you stay on 103 until you get to Hwy 43, and come in that way, rather than going the back way at Osage. With just about everything you could need, you will really enjoy the comfort, solitude and quietness of this comfortable and well-stocked home, with many hiking, biking and river opportunities close by.

Other Details to Note

*Our home is 2.5 miles on a dirt road--be prepared to drive slowly on this stretch. Cars with really low clearance to the road may have trouble getting to the property, but most cars won't have a problem. There are two "dirt road" routes coming south on Hwy 43...on google maps you can see the alternate route--when coming from Harrison, we prefer to NOT turn on 18, but continue on Hwy 43 to Plumlee Rd (Hwy 16) instead. Your GPS will adjust when you don't turn on highway 18. *There are bugs in the country (roly-polies, crickets, spiders, flies, etc). We rarely see mosquitos. From April-June it is "tick" season so check yourselves for ticks (and your pets...our dog has never gotten one and I've only seen one tick in two years) if you've been out walking the property, just in case. You will have some insects inside the house--not a lot, and most will be dead, but some. If this would bother you, you should not choose this home :) We have started using a pest control service that uses non-toxic sprays, and that has helped significantly with the insect population. *Bring bottled water with you to drink (we will have five complimentary bottles of water waiting for you in the fridge--OR we have a Berkey water filter which you can fill the top with tap water and then drink the filtered water. *There are three mini-split AC/heating units in the home--one in each bedroom, and one in the main room. Each has its own remote so you can adjust the temperature to what you find to be comfortable. The guest book has photos and instructions if you have trouble working the remotes. *We have a septic system so please don't use bleach or bleach products in the home as bleach is not suitable for a septic tank. *Also, please don't bathe your dogs in the tub--their hair will block up the pipes so badly we will have to call a plumber (yes, this has happened :))...and it could damage the septic tank permanently. You are welcome to bathe the dogs outside using the tub behind the garage. *Last, but not least, do not let dogs go into the hot tub. If we find dog hair in the filter, we will have to empty the water and put in a new filter, plus do a deep clean. We would charge $200 for this. Thank you so much!

House Rules

*Please, no smoking inside the home. Outside is fine, just be sure to extinguish all cigarettes well and throw them in the trash, not on the ground. *Please put all garbage in the bin by the side of the house. When you add it to the bin, be sure it is in a garbage bag and that the bin has a garbage bag in it as well (garbage bags for the bin are found at the back of the pantry, and the kitchen garbage bags are under the kitchen sink. Bathroom garbage bags are also in the pantry.

The neighbors just past our home (the farm with the pond) are friends of ours and the ones who built our home. If you have any issues they would be happy to help. If you have any issues, just get in touch with us and we will see if they are available.

Guest Access

You have access to the entire house except for the garage and the owner's closet (the second closet in the King bedroom) . No one else stays on the property.

Sheryl was very responsive and helpful. The place was very clean and extremely organized. She gave very detailed instructions. It’s very close to the Buffalo river and a ton of beautiful hiking trails. The bed was comfy (and I’m picky and spoiled haha) but I must say over all very comfortable place. She had plenty of games to choose from and books with local hikes to check out. Fully stocked kitchen with more than you could need. Could definitely accommodate a family here and a lot of outdoor space for kids to play. We would definitely stay here again. We were able to see the stars and the Milky Way from the yard and from the hot tub as there’s not much light pollution out there. My one recommendation would be to make sure you have all you need to eat or drink as the closest store is about 15 miles (40 minutes) away so you won’t be running to a local gas station to pick up the milk or snacks you forgot.

Great place to stay near Buffalo River! On a cute Goat farm! We were looking for a private Hot Tub and this was the perfect place! It did not disappoint! The house had new and beautiful furnishing as pictured! New appliances including larger laundry washer! We loved this stay and it was a beautiful scenic drive to get there!! After booking, we messaged Sheryl to ensure hot tub is working & her polite response was swift! This was overall a fantastic getaway! A peaceful, serene stay!

We had the best time staying here. The house was beautiful. Could not ask for a better place to stay. House was so well stocked with everything you would need. We loved it so much we have already booked another stay for the fall! One of the best Airbnbs we have stayed at. You will not be disappointed.

Find us

You definitely need a vehicle to get to this home. There is plenty of parking in front of the garage and even on the grass. If the weather has been rainy (or snowy), you may wish you had all-wheel or four wheel drive, but most of the time it's easy to get to our home without it.
